Scheme Introduction: A Brief Overview

DDA Nagrik Awas Yojana 2026 is a housing scheme launched by the Delhi Development Authority (DDA) to make residential flats more affordable for eligible applicants. These LIG flats have a plinth area of 49.9 square metres, with the disposal price after the discount ranging from approximately Rs. 18.35 lakh to Rs. 18.43 lakh, excluding applicable maintenance charges. This addition further increases the availability of affordable DDA housing under the scheme.

Indian citizens who fulfil the prescribed conditions can apply for DDA Nagrik Awas Yojana 2026. The applicant must be at least 18 years old. There is no income criterion for HIG, MIG and LIG flats, while applicants seeking EWS flats must have an annual family income of not more than Rs. 10 lakh. Applicants must also provide their PAN and savings bank account details as required.

The scheme follows a First-Come, First-Serve (FCFS) system for flat booking. Applicants can complete the registration and booking process online through the DDA Awas Portal. DDA has extended the booking period, and the last date to apply and book a flat under DDA Nagrik Awas Yojana 2026 is 31 August 2026, subject to availability. A one-time non-refundable registration fee of Rs. 2,500 is applicable, while the booking amount depends on the selected category. DDA Nagrik Awas Yojana Registration and Booking Fees

Note: The registration fee of Rs. 2,500 is one-time and non-refundable. The booking amount is separate from the registration fee. The additional LIG flats offered under the scheme also require a booking amount of Rs. 1 lakh.

Eligibility Requirements

Applicants must fulfil the following eligibility conditions for DDA Nagrik Awaas Yojana 2026. The 23 January 2026 DDA circular states that the scheme follows the terms and conditions of the DDA Apna Ghar Awaas Yojana 2025 brochure.

• The applicant must be a citizen of India.
• The applicant must have completed 18 years of age on the last date of submission of the application and must be legally competent to enter into a contract.
• There is no restriction on owning land or a built-up property in Delhi.
• For EWS flats, the annual family income of the applicant and joint/co-applicant, considered separately, should not exceed Rs. 10 lakh.
• There is no income criterion for HIG, MIG and LIG flats.
• For determining EWS family income, the income of the applicant and the applicant's spouse, if married, is considered.
• The applicant must provide details of a savings bank account held in the applicant's own name in the application form.
• The applicant must have a valid Permanent Account Number (PAN) allotted under the Income Tax Act and must mention it in the application form.
• In case of a joint application under the Persons with Disabilities (Divyangjan) category, the applicant must personally belong to the respective reserved category, while the joint applicant/co-applicant must be from the applicant's family.

Required Documents

Applicants should keep the following documents and details ready while registering and booking a flat under the DDA Nagrik Awaas Yojana 2026. The additional 1,944 LIG flats in Sector G-7/G-8, Narela, are offered under the same terms and conditions as the earlier scheme.

• Aadhaar Card.
• PAN Card.
• Bank account details of the applicant, as the savings account must be in the applicant's own name.
• Applicant's recent passport-size photograph.
• Proof of identity and address, wherever required for verification.
• Income-related documents, if applicable, to establish eligibility under the relevant category.
• Category certificate, wherever applicable for claiming a reserved category benefit.
• Disability certificate, if applying under the Persons with Disabilities (Divyangjan) category.
• Any other document or information requested by DDA during registration, booking or allotment.

Important: DDA's 23 January 2026 circular states that the Nagrik Awaas Yojana 2026 follows the terms and conditions of the DDA Apna Ghar Awaas Yojana 2025 brochure. The circular also requires applicants to provide their savings bank account details and PAN in the application form.

Steps to Apply

Eligible applicants can apply for the DDA Nagrik Awaas Yojana 2026 online through the DDA Awaas Portal. The registration and flat-booking process is conducted online under the First-Come, First-Served (FCFS) system.

1. To submit the DDA Nagrik Awaas Yojana Application Online, visit the official DDA Awaas Portal.
2. From the home page, select DDA Nagrik Awaas Yojana 2026 from the available housing schemes.
3. Create a login on the DDA Awaas Portal by providing the required applicant details and complete the registration process.
4. After registration, log in to the DDA Awaas Portal using your registered credentials.
5. Pay the one-time non-refundable registration fee of Rs. 2,500 for onboarding on the DDA Awaas Portal. Applicants who have already registered on the portal do not need to register again.
6. Log in to the DDA Awaas Portal using the registered credentials and proceed with the DDA flat booking process.
7. Check the available flats under DDA Nagrik Awaas Yojana 2026 and choose a suitable flat, subject to availability under the FCFS system.
8. Pay the applicable flat booking amount for the selected category. The booking amount is Rs. 10 lakh for HIG, Rs. 4 lakh for MIG, Rs. 1 lakh for LIG and Rs. 50,000 for EWS flats.
9. Complete the online booking process and keep the payment and booking details safely for future reference.

Note: DDA conducts allotment on a First-Come, First-Serve basis through its Awaas Portal, subject to availability. The additional flats offered under the scheme also follow the same booking procedure and eligibility conditions.

DDA Nagrik Awas Yojana 2026 Allotment Process

DDA will allot flats under the First-Come, First-Serve (FCFS) system. Applicants need to register on the DDA Awas Portal and select an available flat for booking. The allotment is subject to the availability of the selected flat and fulfilment of the applicable eligibility conditions.

Once an applicant selects an available flat and pays the prescribed booking amount, the booking is processed through the DDA Awas Portal. The same FCFS process applies to the additional flats offered under the scheme. Applicants who are already registered under any FCFS housing scheme of DDA's Housing Department can also participate in booking the flats.

Therefore, applicants should complete the registration and flat booking process as early as possible because flats are offered on an FCFS basis and remain subject to availability.
