The Uttar Pradesh government has launched a major housing scheme through the Lucknow Development Authority, covering two new townships: Varun Vihar Yojna and Naimish Nagar Yojna. Chief Minister Yogi Adityanath launched the UP Varun Vihar and Naimish Nagar Housing Scheme 2026 on 24 September 2026 at Dona village near the Agra Expressway, and LDA opened plot registration for the first phase on the same day. The two townships carry a combined cost of around Rs 12,000 crore, spread over 10,680 acres, and will provide housing to close to 10 lakh people.

Under this Uttar Pradesh housing scheme, LDA is developing Varun Vihar Yojna near the Agra Expressway on the south-western edge of Lucknow, and Naimish Nagar Yojna along Sitapur Road in the Bakshi Ka Talab area to the north. The authority is offering residential plots in both townships to buyers who want to build their own house, and allots these plots through an online lottery instead of selling them over the counter.

The Chief Minister presented the Uttar Pradesh housing scheme as a shift towards planned development, with assured roads, water and power, in place of the unregulated colonies that have spread along the edges of the state capital. Buyers can track the current status of both schemes on the LDA Application Registration Portal.

Uttar Pradesh Varun Vihar Housing Scheme 2026

The Lucknow Development Authority calls Varun Vihar Yojna the largest residential scheme it is developing anywhere in Uttar Pradesh. The authority is laying out the township over approximately 6,580 acres near the Agra Expressway, across the Sadar and Sarojini Nagar tehsils of Lucknow, and is carving it into residential, commercial, mixed-use, institutional and group housing plots. LDA expects Varun Vihar to house more than 6 lakh people once the township fills out, and plans to connect it to the Purvanchal Expressway.

LDA has divided Varun Vihar into 25 sectors and will create more than 15,000 plots across them, which makes it the larger of the two townships under this Uttar Pradesh housing scheme. The authority is releasing these plots in phases, and the registration running now covers the first phase.

Land acquisition for the township is already under way. LDA has paid out Rs 300 crore as compensation to farmers, transferring the money directly to landowners without any intermediary, and continues to register land from 22,403 farmers in phases.

LDA has earmarked land from the following villages of the Sadar and Sarojini Nagar tehsils for Varun Vihar Yojana.

Uttar Pradesh Naimish Nagar Housing Scheme 2026

Naimish Nagar Yojna takes its name from Naimisharanya, the pilgrimage town in Sitapur district that the road running past the township leads to. The Lucknow Development Authority is developing it along Sitapur Road in the Bakshi Ka Talab tehsil of northern Lucknow, close to the IIM Road corridor, and plans four-lane connectivity between Lucknow and Sitapur.

LDA has announced Naimish Nagar as a township of about 4,100 acres, spread across 18 villages of Bakshi Ka Talab tehsil, and has put the cost of acquiring this land at around Rs 4,785 crore. The authority expects the township to provide housing for more than 4 lakh people, which makes it the smaller of the two townships under this Uttar Pradesh housing scheme.

Work on the ground has already begun. LDA has completed construction of its site office at Purwa village, from where the authority is running land acquisition and development for the scheme.

Uttar Pradesh Housing Scheme Registration 2026

Registration for the Uttar Pradesh Housing Scheme 2026 opened on 24 September 2026 for both Varun Vihar Yojna and Naimish Nagar Yojna, and closes on 24 October 2026 at 11:59 PM. That gives applicants one month to complete the process. LDA accepts applications only through its online registration portal and does not take forms at its office counters. Reports from the launch put more than 4,500 residential plots on offer in this first phase across the two townships.

Every applicant pays a booklet fee of Rs 1,100 during the online application, and LDA does not refund this amount whether or not the applicant wins a plot. Applicants also deposit earnest money, reported at 5 per cent of the estimated plot cost for the general category and 2.5 per cent for reserved categories. LDA uses the bank details entered in the application only to process refunds, so an unsuccessful applicant gets this deposit back in that same account.

LDA does not allot these plots on a first-come, first-served basis, so applying on the opening day carries no advantage over applying in the final week. The authority checks each application against the scheme conditions and then runs a computerised lottery among the eligible applicants. Reports from the launch also suggest that applicants who pay the plot cost as a lump sum get preference at the allotment stage, and applicants should confirm this in the scheme booklet before choosing a payment option.

LDA has not announced a date for the lottery draw for either scheme so far. The authority publishes the list of successful applicants under the latest updates section of its main website after every draw, and applicants can also track their own application on the registration portal using the application number the system issues at submission.

Plot Sizes and Prices

LDA announced the plot rates for both townships at their launch. Varun Vihar Yojna is priced at Rs 2,800 per square foot and Naimish Nagar Yojna at Rs 3,800 per square foot. Plots range from 72 square metres to 450 square metres, so there is an option for small budgets as well as for large family homes.

SchemePlot sizesRateApproximate cost
Varun Vihar Yojna112.5 to 450 square metresRs 2,800 per square footRs 33.9 lakh to Rs 1.36 crore
Naimish Nagar Yojna72 to 450 square metresRs 3,800 per square footRs 29.4 lakh to Rs 1.84 crore

The amounts above cover the plot rate only. LDA charges development costs on top of this, asks for extra on better-located plots, and collects a freehold charge of 12 per cent when it registers the plot in the buyer's name. So the final amount a buyer pays works out higher than the figures in the table.

Buyers can pay the full amount or spread it out. LDA gives a discount of 6 per cent for paying within 45 days of allotment, 5 per cent within 60 days and 4 per cent within 90 days. Buyers who cannot pay at once can choose 36 monthly instalments, on which LDA charges 9.7 per cent interest. Missing several instalments in a row can cost a buyer the plot.

These rates come from what LDA announced when it launched the schemes. The authority does not put the full plot list and price chart online, and shares it only in the scheme booklet that applicants buy while filling the application. Buyers should check the exact size, rate and total cost of the plot they want in that booklet before paying any money.

Eligibility Criteria

LDA allots plots in Varun Vihar and Naimish Nagar through a lottery, so an applicant has to meet the scheme conditions before the draw takes place. The conditions below cover who can apply and who LDA turns away.

  • Any citizen who wants to buy a plot under the LDA lottery system can apply.
  • The applicant should be at least 18 years old.
  • An applicant can apply in more than one LDA lottery at the same time, as long as those schemes are open for registration.
  • Two people can apply together, by adding a joint applicant to the same application.
  • Members of one family can own more than one property, but a husband and wife together can apply for only one plot in a single scheme.

LDA turns down applications in the following cases.

  • The husband and wife apply separately for two plots in the same scheme.
  • The applicant already owns a plot or house in Lucknow, in their own name or in a family member's name.
  • The applicant has already received a plot or flat from LDA or from any other development authority in Uttar Pradesh.
  • The applicant has already taken the benefit of a government housing scheme in Lucknow.
  • The applicant has filled in wrong information. LDA does not accept a second application in the same name once the first one is submitted, and corrections are possible only after the applicant becomes an allottee.

LDA sets out the age limit, the property ownership conditions and the reservation categories in the scheme booklet that applicants buy during the online application. Applicants should check these against the booklet before paying, since LDA can change the conditions from one phase to the next.

Documents Required

Applicants upload a fixed set of documents on the LDA portal while registering for the Varun Vihar and Naimish Nagar plot schemes. LDA uses these documents to check the applicant's identity, address and eligibility before the lottery draw, so it helps to keep scanned copies ready before starting the online application.

  • Aadhaar card of the applicant
  • PAN card of the applicant
  • Recent passport-size photograph of the applicant
  • Signature of the applicant
  • Income certificate
  • Proof of bank account, either a cancelled cheque or a scanned copy of the passbook
  • Affidavit in the format the application form prescribes

Applicants who apply along with a joint applicant upload a second set of documents for that person.

  • Photograph of the joint applicant
  • Signature of the joint applicant
  • KYC document of the joint applicant, along with the document number for the KYC type selected

LDA prints the accepted file format and the maximum file size for every upload on the application form itself, so applicants should check each field before attaching a file. Applicants can see the full checklist on the official LDA help centre.

Frequently Asked Questions

Registration closes on 24 October 2026 at 11:59 PM for both schemes. LDA opened the window on 24 September 2026, so applicants get one month in all. The authority accepts applications only online and does not take forms at its counters.

Yes. LDA allows an applicant to apply in more than one of its lotteries at the same time, as long as each of those schemes is still open for registration. Each application needs its own booklet fee.

No. LDA allows members of one family to own more than one property, but it treats a husband and wife as a single unit for this purpose, and the two of you together can apply for only one plot in a single scheme. Applying separately puts both applications at risk.

No. LDA does not allow any edit once the application reaches final submission and payment. You also cannot file a fresh application in the same name to fix a mistake, and corrections become possible only after you win a plot and become an allottee. So check every field at the preview stage.

LDA returns the earnest money to unsuccessful applicants through the bank account entered in the application, which is the only purpose the authority uses those bank details for. The booklet fee of Rs 1,100 stays with LDA either way.

Yes. LDA allows an applicant to add a joint applicant to a single property application. The joint applicant has to supply a photograph, a signature and a KYC document, and you enter a valid document number for whichever KYC type you choose.

This is the section where you choose your plot size category, your income category and your reservation category before the form lets you go further. LDA uses these choices to place your application in the right group for the lottery.

LDA asks for the account holder name as it appears with your bank, the account number, the IFSC code, and the bank name and branch. The authority uses these details only to process refunds connected with your application, so that the money reaches you directly and securely.

LDA asks for a nominee who will be the beneficiary if something happens to the applicant. This is usually a family member, such as a spouse, child, or parent, or anyone else who meets LDA's conditions. You pick the relationship from the options listed under Relation with Applicant in the nominee section.
