Scheme Introduction: A Brief Overview
The Delhi Development Authority (DDA) has launched the DDA Awaas Nivesh Yojana 2026 to sell ready-to-move LIG flats in Sector G2–G6, Narela, at a flat 25% discount on the original disposal price. The scheme is completely online and works on a first-come, first-served (FCFS) basis, so buyers do not have to wait for any draw of lots. Under this scheme, DDA is offering a total of 2,516 LIG flats - 1,020 flats in Pocket 3 and 1,496 flats in Pocket 6. Each flat has an approximate plinth area of 49.90 sq. m. After the 25% discount, the tentative price is about ₹15.01 lakh in Pocket 3 and ₹14.95 lakh in Pocket 6.
DDA launched the scheme in pursuance of its objective to provide affordable housing in Delhi. Through the 25% discount, the authority wants to make homes affordable and accessible for the aspirational sections of society. DDA presents the scheme as a dual opportunity: families can own a residence in Delhi at an affordable price, while buyers can also treat it as a smart investment in real estate, given the growth prospects of Narela as a vibrant, liveable sub-city.
The DDA Awas Nivesh Scheme keeps the entry conditions simple. Any Indian citizen aged 18 years or above, who holds a PAN and a savings bank account in their own name, can buy a flat. places no restriction on owning other property in Delhi or elsewhere, and one person can buy more than one flat. Allotment is on a freehold basis; buyers can take a home loan from approved institutions, and Persons with Benchmark Disabilities (PwBD) get a hire-purchase option along with a 5% rebate of up to ₹2,50,000.
The process runs entirely on DDA's Awaas Portal. New users first create login credentials with their PAN and register for the scheme by paying a one-time, non-refundable fee of ₹2,500 (including GST), while existing portal users do not need to pay again. On booking day, the buyer selects a specific flat and pays the booking amount of ₹1,00,000 within a 15-minute window. DDA then issues a Demand-cum-Allotment Letter (DAL), generally within a week, and the allottee pays the balance price within 60 days without interest.
Latest update: DDA released the official DDA Awas Nivesh Scheme brochure on 14 October 2026, and registration opened on 14 October 2026. Flat booking will start on 20 October 2026 (Dussehra) from 12:00 noon. Booking will remain open till 31 January 2027 or until DDA sells all available flats, whichever is earlier. Since allotment follows the FCFS method, interested buyers should finish their registration and keep the booking amount ready before booking day.
Applicants looking for other affordable housing options from the Delhi Development Authority can also explore the DDA Special Housing Scheme, DDA Sabka Ghar Awaas Yojana, and DDA Nagrik Awaas Yojana. These schemes offer a range of ready-to-move flats across different income categories and locations in Delhi. Interested buyers can check the complete details of each scheme here.

Stage 2: Book Your Flat
Booking works on a first-come, first-served basis, so registered buyers should keep their funds ready and log in as soon as booking opens:

- Log in to the Awaas Portal on or after 20 October 2026, 12:00 noon.

- Once the bank confirms the payment, DDA reserves the selected flat in your name. DDA adjusts the booking amount against the flat price.
Stage 3: Allotment, Payment and Possession
After booking, the allottee completes the following steps to get possession and ownership of the flat:
- DDA issues the Demand-cum-Allotment Letter online, generally within a week of realising the booking amount. It also sends an intimation by email and SMS to the registered contact details.
- Check the portal regularly and download the DAL yourself. DDA will not condone any payment delay on the ground of non-receipt of the DAL by post, email or SMS.
- Apply for home loan intimation (if taking a loan): Submit it on the portal, preferably within 30 days of the DAL date.
- Pay the demanded amount within 60 days of the DAL date without interest, through NEFT/RTGS/Net Banking using an online challan.

- After taking possession, request the Conveyance Deed (Freehold Deed) online, upload the e-stamp papers, reserve an execution date online, and visit with all original documents for verification.
- DDA then registers the deed with the Sub-Registrar.
Payment Schedule and Payment Rules
DDA has fixed, clear timelines and rules for paying the flat price, and buyers should understand them before booking:
- Interest-free period: Pay the price within 60 days of the DAL date.
- Grace period: DDA allows another 30 days at 10% simple interest per annum, charged only on the unpaid amount and only for the period beyond 60 days.
- Bank holidays: If the 60-day or 90-day deadline falls on a bank holiday or non-working day, the due date automatically moves to the next working day.
- Non-payment within 90 days: DDA may cancel the allotment without notice, offer the flat to others, and forfeit the entire booking amount.
- No surrender after full payment: DDA does not accept any surrender request once the allottee pays the full disposal price.
Delay in Payment and Restoration
DDA treats payment delays beyond the final due date as follows:
| Period of Delay | Treatment |
|---|---|
| Up to 2 working days beyond the final due date | DDA condones the delay automatically and charges 10% p.a. interest on the unpaid amount for the delayed period. |
| More than 2 working days and up to 90 days beyond the final due date | The Vice-Chairman, DDA may restore the cancelled allotment, subject to 14% p.a. penal interest on the unpaid amount, applicable restoration charges, and receipt of at least 25% of the disposal price as per the DAL. |

- Eligibility for concessions: The applicant must qualify as a PwBD under the Rights of Persons with Disabilities Act, 2016, and hold a valid disability certificate from the competent authority.
- Category condition: Only applicants who apply under the PwBD category get these benefits. A flat allotted under the general category does not carry these benefits.
- 15-year restriction: The allottee cannot part with possession of the flat before 15 years from the delivery of possession or until full payment of the price with interest, whichever is earlier. A breach leads to automatic cancellation.
- Legal heirs: If the allottee dies within 15 years, the legal heirs remain bound by this condition but can occupy the flat.
- Conveyance Deed (Hire Purchase): DDA executes the deed only after receiving the entire price with interest and all other dues.
Possession, Conveyance Deed and Ownership
DDA follows these rules for handing over possession and transferring ownership of the flat:
- The allottee can take possession only after paying all dues and completing all formalities and documents.
- DDA offers the flats on an "as is where is" basis and does not entertain complaints about price, design, construction quality, materials or workmanship.
- DDA allots all flats on a freehold basis, but the title transfers only after DDA executes the Conveyance Deed and the Sub-Registrar, Govt. of NCT of Delhi, registers it.
- The allottee bears the cost of e-stamping and registration of the Conveyance Deed.
- The allottee cannot sell, transfer or part with possession of the flat before the Conveyance Deed is executed and registered. DDA does not recognise any such sale and cancels the allotment.
- If the original allottee dies before the Conveyance Deed is executed, DDA executes it in favour of the legal heir(s) as per its mutation policy.
Maintenance and RWA Rules
DDA has defined who will maintain the flats and common areas after allotment:
- Every allottee must become a member of the Resident Welfare Association (RWA) of the pocket before taking possession.
- DDA will register only one RWA for each pocket, and all allottees of that pocket must join it.
- DDA demands maintenance charges separately with the DAL. These are not part of the disposal price.
- Flat owners handle the internal maintenance of their own flats after possession.
- The RWA handles day-to-day maintenance such as green areas, cleanliness, common-area lights, lifts, and common-area electricity bills.
- DDA maintains common areas shared by several pockets until it hands them over to the urban body, and it maintains facilities common to more than one RWA, such as community centres and gyms.
Other Important Terms and Conditions
Buyers should also keep the following general conditions of the scheme in mind:
- The allottee can use the flat for residential purposes only.
- The allottee cannot make any addition or alteration in the flat without DDA's prior written permission.
